Some consultations can be done remotely over the phone or via email; others may require a site visit. If you are working with an architect or have plans already drawn up, this process can be very quick. If you are in need of design, we can help connect you with a architect or in some cases can work on project design with you directly. In order to ensure the best relationship between contractor and homeowner, we make sure that we are the right builder for you, but also that you are the right person for us. If your goals for the project align with our core values, then we can move forward with developing a budget.
As your project goes through its design phase, we will be regularly engaging in budget reviews to help keep your project on track. We do not expect you to know what a project will cost but can help to keep your design on track with your budget if we are involved throughout the design process. Your budget will include figures for labor, materials, trade partners, building permits, project management, and our overhead operating costs.
Final specifications for your project will be fine tuned through this part of your project. You will work with us or your other designer to make your final selections on fixtures and finishes, keeping final costs within the budget allowances. Throughout the development stage you will be working closely with your project manager ensuring the value and longevity of your choices, while safeguarding your project's budget.
Once we are ready to move forward, we will sign a construction contract. Rather than using a fixed price contract we have adopted a "cost plus" model. Fixed price contracts come with a higher price to eliminate the risk of profit loss. A cost plus model ensures that you pay only for the work that is done and guards against absorbing company overhead from revenue lost on prior projects. By using a cost plus model we ensure full transparency – you know exactly what each component of the project is projected to cost and there are no hidden costs.
Whether your project is a new construction or remodel, our project manager works closely with you to address any questions and concerns effectively and thoroughly to keep your project on schedule, within budget, and of the highest quality standards.
When your job is complete and you take back occupancy of the project area, we do not say goodbye. We believe that a fine craftsman should stand behind their work to ensure high quality and timeless products, and that they should help owners and occupants to fully utilize all of the components of their new living space.
